What does Square Perch consider a typical project?
We mostly consider projects in central Southern England that involve the conversion of existing commercial or light industrial buildings into residential homes (or residential new builds in certain circumstances), with a gross development value (GDV) of between £1m-£5m. This typically represents between 4-20 units of 1-3 bedrooms.

Are you looking for new projects?
Yes. We are always open to discreet conversations regarding opportunities, so if you think you have, or know of, a suitable property or plot, then please get in touch.
What kind of properties or plots are you looking for?
Typically, suitable properties would include commercial or light industrial buildings of between 200-2,000 sqm in urban or semi-urban areas in the Thames Valley or Southern England that have outlived their original purpose. Plots of land which have previously been developed (either residential or commercial), and are available freehold are also of interest.
How do you fund your developments?
We are cash buyers using a combination of our own funds, commercial finance (senior debt), and a select panel of private investors, as necessary, on a project-by-project basis.
Do you welcome new private investors?
In short, maybe. We work with a carefully selected group of private investors. However, we are always open to a conversation about a potential investor’s interests and whether we might have a suitable project.
Why do you like to reuse buildings?
We believe there are multiple benefits to repurposing existing buildings to create new homes, as opposed to the continual expansion into green belt land:
Building on Green Belt land causes an irreversible loss of countryside, wildlife habitats, and agricultural land, impacting biodiversity and food security
Covering additional land with impermeable surfaces (concrete, tarmac) reduces natural drainage, which increases risk of flooding

Transforming existing buildings in urban areas reduces the amount of materials used, and...
Creates homes where transport and services infrastructure already exists, as well as offering easy access to local amenities
Some buildings have wonderful architectural heritage and features that bring unique character to new homes with modern touches and finishes
